Eleven River luxury townhomes offer timeless, modern design in a private setting on the Rocky River.

Imagine unwinding dockside, entertaining guests on a generous private deck overlooking the Rocky River. Few locations in Northeast Ohio offer the idyllic setting that Andrew Brickman and his partners — Lou Barbee, Nate Barrett and Justin Campbell — have captured at Eleven River. The Bauhaus-inspired townhome residences are tucked into the bank of the Rocky River. “It reminded me of the waterfront communities I saw in Europe and of places like Vancouver, Sausalito and Newport,” Brickman says. “I thought it would make the perfect setting for an architecturally significant residence."
 
Eleven River is set in a completely private enclave just south of Detroit Road, overlooking a wide expanse of the river and the Cleveland Metroparks. “I wanted something where the marriage of the natural beauty of the setting and the architecture would take a visitor’s breath away,” says Brickman, who had just completed the final phase of his award-winning Cleveland Heights project, the Brownstones at Derbyshire. “I was looking to do another world-class project — something dramatic that would stand the test of time and compare favorably to the finest residences in the world,” he says. Brickman’s lenders on the project, Parkview Federal Savings Bank, were in total step with the concept and financed the $7 million project without pre-sale requirements. Eleven River fits nicely into the Rocky River footprint, notes Dave DeCapau, Rocky River city councilman and member of the architectural review board. “They’re creating a whole new atmosphere, a more European-style ‘walking community’ that blends perfectly with all of the new retail, wine bars and restaurants,” he says. “Rocky River already had so much to offer, like its excellent schools, but now there is a great place in an upscale community that’s fun.”
 

Another Rocky River Gem
Lou Barbee, a longtime Realtor and partner in Eleven River and Little Italy’s 27Coltman, echoes Brickman’s enthusiasm about the project and the desirability of the location. “The setting for Eleven River is fabulous. How can anyone improve on woods and water? I suppose the only way is to consider the Rocky River schools, city services, access to Lake Erie and the freeway. It’s so private, yet a short walk from everything.” City officials support the project and anticipate the groundbreaking. Greg Lichko, the legal counsel for the neighboring Westlake Homeowners Association, remarks that “Eleven River will help create a very high-level neighborhood in the river basin, which will further add to the property values in Rocky River.” Kory Koran, Rocky River’s economic development director, and Kevin Beirne, the building department director, shepherded the project through the city’s approval process. “Andrew Brickman’s Eleven River project is one of the most exciting developments in the city and perhaps the county,” Koran says. “Living on the beautiful Rocky River with your boat in your backyard makes this project one in a million.”

Eco-Luxury Features
Eleven River melds into its natural surroundings, so it was logical to choose sustainable materials and elevate the design to a “gold star” eco-standard from the National Association of Home Builders, which Nate Barrett expects the development to earn upon completion. The townhomes will feature geothermal heating and cooling, which is “unheard of in a townhome project,” Barrett says of the fee-simple residences. Expanses of glass framed by eco-sensitive woods, stainless steel and Nichiha, a fiber cement, welcome natural light into the bright, open interiors. “We are using as much sustainable material as possible and building these residences as green as possible,” Barrett says. Additionally, each townhome will be equipped with Smart Technology, complete with an advanced security and fire monitoring and sprinkler system. Scott Dimit of Dimit Architects designed the “unapologetically modern” townhomes with their clean stucco and wood panel facades, to accentuate the curve of the river. The split-level floor arrangement and interior sightlines provide unique views from each townhome, and residents who are interested have the option of an elevator. “

In addition, oversized decks and terraces provide panoramic vistas in all directions, and an optional plunge pool is available. Justin Campbell, partner and director of branding and lifestyle, wanted Eleven River to be an environment free of the mundane maintenance that a private home requires. “We envision the typical buyer here to be someone who places a premium on their leisure time,” Campbell says. “Someone who enjoys entertaining, outdoor activities, fine dining, theater and travel — perhaps someone who has another home or homes.”
